Great website and I admire your project.  As shown in my profile,I've owned the 1978 DE45 schooner Pegasus since 1997.  I did not know that only two of the schooners were made.    Pegasus circumnavigated 1988-1994,was owned briefly by two others 1994-1997,then came to me and my spouse.  We intended to circumnavigate but didn't know what we didn't know and wound up spending nine great seasons in Mexico cruising the Sea of Cortez and Mainland Pacific coast.

The Perkins 4-154 (65HP) is original and has close to 6000 hrs.,4500hrs when I got it.  Uses and leaks a bit of oil,but starts easily and runs strong.

The Onan 4KW genset was new in '88 and is still going strong.  No A/C.

Re:the aft stateroom bed conversion,did you removed the two aft deck lazarettes in order to increase head room below?

Re:chain plates,it's good that you are inspecting them,I found 5 out of 12 to have serious cracks just below the cap rail when I pulled them for inspection.  I replaced them all and the stern stay plate.

Re:chain locker,  I keep 200' of 3/8 chain in the upper locker and 200 more below the bed.  If I use less than 200,then I only have to use a length of 1/2 SS tubing to continually knock down the pile of chain in the upper locker during retrieval.  If I have to use more than 200',very rare with the 75#CQR,  I have to lay the chain on deck during retrieval,then manually pull the excess over 200'back into the lower locker.  Not fun but not often.  If you do install a tube to bypass the upper locker,I suspect you'll need a way to move the lower end of the tube to keep the chain from piling up.

I just read in the Nov issue of Latitude38 that the DE45 sloop Blue Sky completed its circumnavigation.
